全国中小房地产企业占据了房地产企业中的大半江山，乃至于经济强省的广东也不例外。房地产行业是典型的资金密集型行业，与融资紧密相连，随着近几年来国家宏观调控的影响，房地产企业依赖银行贷款提供资金的难度和门槛不断提高，一些大型房地产企业在融资方面都感到压力，那么作为企业规模小，资金实力弱，融资能力差，企业管理不完善等诸多方面制约了中小房地产的发展。自2009年以来，次贷危机过后，我国经济快速复苏，发展势头强劲，中小房地产企业重新引来了一个机遇，呈现高速增长的态势，但受国家宏观调控政策影响，银贷收紧，中小房地产行业发展过程中的融资依然困难。因此，本论文通过阐述我国房地产发展状况，对比国外中小房地产企业的发展历程及融资现状进行了分析。结合当前宏观调控政策，详细地对我国广东中小房地产企业的金融现状进行了研究，并从近几年来融资情况变化数据，来综合分析宏观调控政策对广东中小房地产的影响。并提出有建设性的策略和具体建议，使中小房地产企业在能寻求正确的道路方向，发展具有中国特色的房地产业。
